​Dear New Homeowner,

​On behalf of the Jensen Beach Country Club Homeowners Association we welcome you to our community. Over the coming weeks and months we look forward to meeting you, whether it be walking down the streets, at the pool, or at a community activity.

The operation of your homeowner’s association is governed by a board of volunteer directors and several committees. The Board is responsible for overseeing the daily functions and financial responsibilities of the Association, and for maintaining members’ compliance with the established rules and guidelines. 

 
Our website, www.jbcchoa.com, is a rich source of information about our Jensen Beach Country Club community. Please take a few minutes to visit and familiarize yourself with this resource. The website provides ready answers to most questions you may have. 

Coastal Property Management is our contracted property management company. Our Property Manager, Susan Rak, can be reached at 772-692-4877 or susan@cpmfl.com She should be contacted regarding any questions or issues regarding community property, services, and homeowner dues.
 
As a new homeowner, you may already have some ideas on how you would like to improve your property. Please keep in mind the Association has an Architectural Review Committee to help maintain the architectural integrity and property values of our neighborhood. Its function is to evaluate the plans for all exterior landscaping, repairs, and remodeling to ensure compliance with all governing documents. Modifications to the exterior of your home and property must be submitted to the Architectural Control Committee for approval prior to commencement of any work.

New Homeowner Information and Checklist:

  1. Jensen Beach Country Club Property Manager Office is located in the Pin Oak Clubhouse. Call for an appointment to meet Susan Rak, our awesome property manager!
     

  2. Complete the following forms and submit to the Property Manager:

  3. Bar Code Decals:  Bar code decals for your car are obtained at the office by appointment only. They are $15.00 each
     

  4. Key to Pools and Clubhouse: New owners should obtain key(s) from previous owner. There is a limit to two pool keys per household. Key cost is $35 each and are available at the property manager's office.
     

  5. Review JBCC Use Restrictions.
     

  6. Xfinity Cable:  Call to set up your cable and internet 1-800-934-6489
     

  7. ADT Home Security: Call to set up your home monitoring system 1-800-878-7806.
     

  8. Florida Power and Light (FPL): To establish electricity to your home  call 772-287-5400.
     

  9. Martin County Utilities:  Call 772-221-1442 to establish water and sewer service as well as recyclable bins..
     

  10. Gate House: 772-692-4800. It is manned 7:00 am -7:00 pm, seven days a week. Call the guard to admit guests, deliveries, contractors, etc. not listed on your security access form. After-hours visitors must use the call box.

  12. Trash Days: Mondays and Thursdays. Recyclables are Mondays only. Please bring your container/trash bags to the edge of your driveway no earlier than the evening before the trash pick-up days. For Bulk Pick-up call 772-546-7700
     

  13. Yard Debris Day: Wednesdays are the only day for yard debris pick-up. Please place at the end of your property no earlier than the evening before. If you hire an outside contractor it is their responsibility to take the yard waste with them.
     

  14. Tony’s Pest Service:  They take care of fertilization, insecticide for fire ants and weed control. They do not cover fleas, ticks, grubs, nematodes, woody weeds, wild Bermuda or carpet grass and fungus. They also do not do any interior pest control as part of the HOA contract.
     

  15. M&M Lawn Maintenance:  They mow, trim hedges, spray for weeds and do all of the irrigation maintenance for the community.  They do not trim hedges or palm trees that are over 12’ feet in heights as part of the HOA contract. Any additional work is at the owner’s expense.
     

  16. Gate Code Access:  The main code to gain access to the community after guard hours changes on a quarterly basis and gets emailed out to the community.  It is also sent with the quarterly maintenance statements by USPS mail.
     

  17. Architectural Changes:  Any changes to the outside of the house including painting, widening driveways, landscaping, generators, etc. need approval from the Architectural and Modifications Committee. You will need to submit the Architecture and Modifications form
     

  18. Tennis:  Frank from Treasure Coast Tennis maintains the courts and also offers private lessons.  His number is 772-631-2399.
