​Purchase and Lease Application Process

  1. Sales Application for new buyers. Complete and sign Sales Registration, return to JBCC HOA Office along with completed sales contract, and $150 processing fee.

  2. Lease application for new renters. Application is completed through the Tenant Evaluation System:

  • Visit TENANTEV.COM   

  • Create or Sign In to your free user account using JBCC-specific CODE 12256

  • Complete online lease application to include Tenant Evaluation Fee, photo ID’s, vehicle registration, Copy of Agreement, and all signatures.

  • Submit $150 HOA Lease Processing Fee to JBCC HOA Office upon start of lease.

 

Please Note: As of November 6, 2024, New Owners are prohibited from leasing the unit during the first 24 months of ownership. In the event of an existing tenant, the 2-year moratorium will commence upon expiration of lease.

Fees

  • $150 JBCC Processing Fee for Sales and Lease Applications - Payable (check only) to JBCC (Bring check to HOA office or send by mail to 3735 NW Pin Oak Drive, Jensen Beach, FL 34957)

  • $150 Tenant Evaluation Lease Application Fee paid on the TE website via credit card

  • $2000 Capital Contribution (Buyers only) at closing

  • $299 max fee for Estoppels
